How to use the rendering cost calculator
- Pick your House type: terraced, semi-detached or detached. It sets the scaffolding price and the wall area if you do not measure.
- Under Wall area to render, either estimate it from the house type or choose I know the area and type it in. Use width × height of each wall, minus windows and doors, and leave out the roof.
- Choose the Type of render: monocouche, sand and cement (then painted), silicone or K-Rend.
- Leave Scaffolding needed ticked unless the work stays at ground-floor height. It is priced for one week.
- Tick Remove old render or pebbledash first if the walls have to be stripped, then pick your region under Where do you live?
- Tap Add to shopping list to keep the result, or Share link to send it to your builder.
Why use this calculator
It prices the render and the scaffolding separately. Per square metre prices do not include scaffolding, so many price tables look cheaper than the real total. Here scaffolding is its own line.
It lets you use your own wall area. Cost guides disagree a lot on how much wall a typical house has, so measuring makes the answer far better. If you do not measure, it tells you which area it assumed.
It covers four render types: monocouche, sand and cement, silicone and K-Rend, with removal of old render if needed. Change the render type to see how the price moves.
How we worked it out
Your numbers, step by step. This updates as you change the calculator.
- Wall area: a semi-detached house is typically about 130 m² of wall (sources range 90–200 m²), so we use 130 m². Measure for a better answer.
- Using UK average prices, so no regional adjustment.
- Monocouche render: 130 m² × £45 – £90 per m² (labour and materials) = £5,850 – £11,700 (typical £7,550)
- Scaffolding for a semi-detached house, one week: £600 – £1,800 (typical £900)
- Total = £6,450 – £13,500 (typical £8,450)
How we estimate the cost
We use low, typical and high prices from published UK cost guides.
- Wall area: the figure you type in, or an estimate for your house type: about 90 m² for a terraced house, 130 m² for a semi and 200 m² for a detached house. Sources range from 60 to 120, 90 to 200 and 120 to 300 m² respectively, so measuring is better.
- Render cost: wall area × the per-m² price for your render, for low, typical and high.
- Removing old render: wall area × £10 to £25 per m² (typical £17), if you tick that box.
- Scaffolding: a one-week price for your house type, if you tick that box.
- Region: every price is multiplied by a regional factor. London is 1.25, the South East 1.15, the North 0.92, Scotland 0.93, Wales 0.92 and Northern Ireland 0.88. These are our own estimates, not an official index.
- Total: the lows added together, the typicals together and the highs together.
What’s included
Per m² of wall, labour and materials, scaffolding not included, UK average:
| Render | Low | Typical | High |
|---|---|---|---|
| Sand and cement | £30 | £40 | £70 |
| Monocouche | £45 | £58 | £90 |
| K-Rend | £50 | £65 | £95 |
| Silicone | £55 | £78 | £100 |
Scaffolding for one week:
- Terraced: £600 to £1,200, typically £800.
- Semi-detached: £600 to £1,800, typically £900.
- Detached: £800 to £3,500, typically £1,200.
Not included: a skip for old render, painting sand and cement render, repairs to the wall underneath, extra scaffold weeks, and VAT where a firm adds it.
What changes the price
- Wall area. This is the biggest factor, and the one guides disagree on most.
- Type of render. Sand and cement is the cheapest. Silicone and K-Rend cost more.
- Scaffolding. Higher or larger houses need more, and a job that runs on needs more weeks.
- Condition of the walls. Old render or pebbledash may need to come off first, and walls may need repair.
- Access. Tight gardens and awkward walls slow the job down.
- Where you live. Labour costs more in London and the South East.
- Few sources. Wall areas, removal and some scaffolding prices come from limited sources, so those parts are rougher than the render prices themselves.
Tips
- Measure the walls. A house-type estimate is only a guide, and the area drives most of the price.
- Ask each renderer whether scaffolding is in their price and for how many weeks. A bigger or slower job means extra weeks of hire.
- If old render or pebbledash has to come off, remember the skip is extra. Ask the renderer to check the walls first, because they decide whether the old surface can stay.
- Get at least three quotes and compare them line by line with the quote checker.
- Ask whether the quote includes VAT. This calculator does not add VAT on top of its prices.
