How to use the bathroom cost calculator
- Under What do you want priced?, choose Whole new bathroom: supply and fit, Fitting only or Tiling only.
- For a whole bathroom, pick the Bathroom size (a standard bathroom of about 4 to 6 m², or a small bathroom, shower room or cloakroom) and the Quality: budget, mid-range or high-end.
- Tick Add a separate charge for stripping out the old bathroom only if your quote does not already include it.
- For tiling only, enter the Area to tile (floor plus the walls you are tiling) and choose whether you want Tiler only or Tiles, adhesive, grout and tiler.
- Pick your region under Where do you live? so prices are adjusted for London, the South East, the North, Scotland, Wales or Northern Ireland.
- Tap Add to shopping list to keep the result, or Share link to send it to your builder.
Why use this calculator
It prices three different jobs: a whole new bathroom, fitting only, and tiling only. That suits people who are buying their own suite or tiles, not just those handing everything over.
It has a small bathroom setting for shower rooms and cloakrooms, so you are not guessing from a full-size bathroom price.
It shows the parts. The result lists the main price and any strip-out charge as separate lines, so you can compare them with each quote.
How we worked it out
Your numbers, step by step. This updates as you change the calculator.
- Using UK average prices, so no regional adjustment.
- A mid-range standard bathroom costs £6,000 – £8,000 supplied and fitted (suite, tiling, plumbing, electrics and labour).
- After the regional adjustment, the main price is £6,000 – £8,000 (typical £7,000).
- Total = £6,000 – £8,000 (typical £7,000)
How we estimate the cost
We use low, typical and high prices from published UK cost guides.
- Whole bathroom, standard size: the price range for your quality level, supplied and fitted. The totals already include the suite, tiling, plumbing, electrics and labour.
- Small bathroom: the guides give one range for all small bathrooms. We read budget as the lower half (low to typical), high-end as the upper half (typical to high), and mid-range as the whole range.
- Fitting only: the labour range for the whole job, with the suite and tiles extra.
- Tiling only: area × a price per m², either tiler only or tiles and tiler together.
- Strip-out: an optional extra for removing the old bathroom, for whole-bathroom and fitting-only jobs.
- Region: every price is multiplied by a regional factor. London is 1.25, the South East 1.15, the North 0.92, Scotland 0.93, Wales 0.92 and Northern Ireland 0.88. These are our own estimates, not an official index.
What’s included

| High-end | £11,000 | £13,000 | £15,000 |
Other prices:
- Small bathroom, shower room or cloakroom: £2,200 to £5,500, typically £3,500.
- Fitting only: £1,800 to £4,000, typically £2,900.
- Stripping out the old bathroom: £600 to £1,000, typically £800.
- Tiling, tiler only: £20 to £40 per m², typically £30.
- Tiling, tiles and tiler: £80 to £130 per m², typically £105.
Not included: moving the toilet, bath or shower, new flooring, plastering, redecorating, and VAT where a firm adds it. Preparing walls, waterproofing and new trim are usually extra for tiling jobs.
What changes the price
- Quality. A basic suite and cheap tiles cost far less than designer fittings, a walk-in shower and large tiles.
- Size. A cloakroom or shower room costs less than a full bathroom.
- Layout changes. Moving where the toilet, bath or shower sits means more pipework and labour.
- Tiling. The tile area, the tile price and how much of the wall is tiled all add up.
- Strip-out. Some firms include it and some charge for it.
- Where you live. Labour costs more in London and the South East.
- Few sources. The small bathroom, fitting-only and budget prices come from limited sources, so those ranges are rougher. The calculator warns you for small bathrooms.
Tips
- Check what each quote covers. Moving the toilet, bath or shower, new flooring, plastering and redecorating can cost extra.
- Many quotes already include stripping out the old bathroom. Only add it here if yours does not, or you will count it twice.
- Measure the area you want tiled. A small bathroom with full-height tiling is about 15 m². Use the tile calculator to work out how many tiles to buy.
- Get at least three quotes and compare them line by line with the quote checker.
- Plumbing and electrical work in a bathroom needs qualified people. Ask who is doing which part and what certificates you will get.
