How to use the conservatory cost calculator
- Pick the Style: lean-to, Victorian, Edwardian, P-shape or orangery.
- Enter the Width along the house wall and the Projection out from the house. The published prices are for about 3.5 m × 3.5 m.
- Choose the Frame material (uPVC, timber or aluminium). It's hidden for an orangery.
- Set the Base and foundations: a new base, reusing an existing base or patio, or a new base on poor ground that needs piling.
- Choose Where do you live?, then read the range. Tap Add to shopping list to keep it, or Share link to send it to an installer.
Why use this calculator
It prices the conservatory the way it's usually sold: installed, with the base. It then separates the base out, so you can take it off if you already have a patio or slab to build on.
It scales to your size. Most guides give a price for one fixed size. This one moves the price up or down for each extra or missing m².
It's open about where sources disagree. Aluminium and timber frames, P-shape and orangery all come with a warning when the evidence is thin.
It shows its working. Under How we worked it out you can see every step with your own numbers.
How we worked it out
Your numbers, step by step. This updates as you change the calculator.
- Size: 3.5 m × 3.5 m = 12.3 m².
- A lean-to with a uPVC frame, installed including the base, costs about £8,500 to £13,500 (typical £10,500) at around 12.3 m².
- Each m² more or less than 12.3 m² moves the price by £300 to £600. You are 0 m² over, so the price becomes £8,500 to £13,500.
- Base: £2,200 to £4,400 for a strip foundation and slab, already inside the installed price.
- Prices are for the UK average, so no regional adjustment.
- Add it up: low £8,500, typical £10,500, high £13,500.
How we estimate the cost
We start with the installed price of the style you chose. This covers the frame, glazing, roof, fitting and the base.
| Style (uPVC frame) | Installed price | Typical |
|---|---|---|
| Lean-to | £8,500 to £13,500 | £10,500 |
| Victorian | £12,000 to £18,000 | £14,000 |
| Edwardian | £10,500 to £18,000 | £12,500 |
| P-shape | £14,000 to £24,500 | £19,000 |
| Orangery (about 16 m²) | £15,000 to £32,500 | £25,000 |
The four conservatory prices are for roughly 3.5 m × 3.5 m (12.25 m²); our sources use sizes from about 3 m × 3 m to 4 m × 3.5 m. For your size, we add or take off £300 to £600 (typical £450) for each m² above or below that. The orangery price is for about 4 m × 4 m, so we scale it in proportion to your floor area.
Next the frame. Timber adds 30% to 50% (typical 35%) and aluminium 25% to 35% (typical 30%). We apply the percentage to the whole installed price. For aluminium, one source says the extra applies to the frame cost only, so this may overstate the cost. The calculator warns you if you choose it.
Last the base. The installed price already includes a standard base, worth £2,200 to £4,400 (typical £3,000). We split it out so you can see it. If you already have a base, we take it off. If the ground is poor, we add piling at £1,800 to £4,200 (typical £3,000). Your region multiplier then applies to everything.
What’s included
- The frame, glazing, roof and fitting.
- A standard base: a 600 mm strip foundation and a concrete slab.
- Not included: electrics, heating, blinds, and planning and building regulations fees. Some of our source prices include VAT and some don’t say, so check whether your quote does. A new roof on an existing conservatory is a different job and is not priced here.
What changes the price
- The style. Victorian and P-shape designs cost more than a simple lean-to.
- The size. Price per m² is often higher on small rooms. We warn you below 9 m² and above 25 m².
- The frame. Timber and aluminium cost more than uPVC.
- The ground. Poor ground can add the cost of piling.
- Your area. We use London ×1.25, South East ×1.15, Scotland ×0.93, Wales ×0.92, the North ×0.92 and Northern Ireland ×0.88.
Tips
- Get at least three quotes, and ask each to list the base, frame, glazing, roof, electrics and any building regulations fee separately.
- Ask about the roof glazing. Our prices don't split it out, so ask for the type and the specification in writing.
- If the ground is poor, the base can cost much more. Piling adds about £1,800 to £4,200 in our figures, so ask for a ground check before you sign.
- Check what each quote leaves out: electrics, heating, blinds, planning and building regulations fees may all be extra.
- Not sure if you need permission? The planning permission checker gives you the national rules for houses in England. Your council makes the decision.
- Got a quote already? Put it through the quote checker to see how it compares.
